All Landlords are covered by our Rent Guarantee Insurance. If for any reason a tenant is unable to pay their monthly rent then we are able to make a claim on behalf of you the Landlord until a new tenant is found up to a maximum of 12 months. This offers that little extra piece of security.
Rent is always paid to Landlords within 48 hours of being received from the tenant. Unlike most other agents we won’t hold on to your money.
We conduct a complete top to bottom inventory on your property and if required supply a copy to you for your approval. This service is fully included within our management service.
Your property(s) will be advertised on all the major property websites including Rightmove. A recent survey showed that when a tenant is looking for a property 90% will go to Rightmove making it the best place for your property to be.
Periodic Tenancy Checks
Do you feel concerned when you are unable to check the current condition of your investment? Well, we carry out our property checks every 3 months and provide a report direct to you so that you can be sure your investment is being well looked after.
Check in / Check out service
We provide a comprehensive check in service for all our tenants so they can feel at home from day one. When a tenancy comes to end, we will meet the tenants at the property within 24 hours of the agreement coming to an end to confirm the condition of the property before any deposit is returned.
A member of our staff will visit you at the property to offer guidance on the rental value and to answer any questions or concerns you may have around the rental process.
Bridgeman Lettings undertake a fully referencing service on all of our tenants over the age of 18. This includes references from employers, previous landlords and a full credit check.
We work with local, reliable and trusted contractors who have been recommended to us by you, our landlords. We guarantee all of the work that we instruct to be carried out on the property.
There are no additional fees when we instruct work to be carried out and we do NOT take any commission from our contractors whatsoever.
Secure key holding facility
Once your property is advertised we request three sets of keys for the property. Two sets are provided to the new tenants and a main set which we will hold. While keys are held with Bridgeman Lettings they are kept within our secure main safe at all times.
Landlord Rental statements
With each month the rent is collected and forwarded to you a monthly rental statement is produced and set either via post or email. We are also able to provide an annual statement upon request at no additional charge.
